PT Bank Tabungan Negara (BTN) Persero Tbk (BTN), together with PT Satria Eka Perkasa (Lentera Group), conducted a mass housing loan agreement (KPR) for 100 units in the Royal Emran housing complex in Kedamean, Gresik, on Sunday (17/7/2022). The majority of homebuyers are from the millennial generation.
BTN's Bukit Darmo Surabaya Branch, a partner in this mass KPR agreement, provides a first-year interest incentive of 3.72%, gradually increasing over the next 5 years.
"This is a low-interest rate, as the market KPR interest rate is 7.8%," explained Juniardi, Head of BTN Bukit Darmo Surabaya Branch.
Juniardi mentioned that the KPR relief program is launched to meet the target of reducing the still-high backlog of more than 12 million houses. He stated that Gresik has become a potential area for KPR provision in the last two years.
"Many quality housing projects are emerging. We collaborate with 300 developers in Gresik. Until October, we will conduct several mass agreements," said Juniardi.
Leo Sugiarto, Project Manager at PT Satria Eka Perkasa, added that developers must be creative to make people optimistic about owning a home. Leo emphasized that people still have the desire to find out what programs they can get when buying a house and consider them in terms of their purchasing power.
"There are many conveniences, but if someone is already afraid, they may not be able to measure their capabilities. In this mass agreement, for example, we offer a program where all agreement costs are borne by the developer. This includes notary fees, bank fees, and others," explained Leo.
Leo discussed the units involved in this agreement, stating that they are compact units suitable for millennials. The 100 houses are of types 22, 27, and 32, with prices ranging from Rp 225 million to Rp 315 million.
"Although the size is minimalistic, the materials used are of high quality. Users don't need to worry because we are committed to using only those with Indonesian National Standards (SNI)," Leo said.
For lightweight bricks, PT Satria Eka Perkasa always uses Blesscon lightweight bricks that have obtained SNI and Green Label certificates.
In addition to providing opportunities for many people to own a home, the abundance of property projects also stimulates the economy and has a positive impact on other industries. Commercial Director of Blesscon Lightweight Bricks, Henrianto, said that property projects have a significant impact on the construction industry.
According to Henrianto, amid inflation, the need for housing will always exist, keeping the construction industry vibrant.
"There is a need for space, if one cannot buy a house, usually they will renovate to add a room. So the demand for lightweight bricks continues to grow," stated Henrianto.
He emphasized that the need for housing can be postponed, but it cannot be prevented. Postponements during the pandemic period, and after the conducive inflation conditions, people can move and make income adjustments. According to him, this will create high demand for property units.
"There's a backlog of 2 years, the needs that have been postponed so far must be built immediately," said Henrianto.
